The "AS-IS" title has a different meanings to different people. When I speak with buyers and sellers about selling or purchasing a home, they rarely have the same definition of what "AS-IS" means. If you speak with a seller they might believe that by having their real estate agent advertise the home "AS-IS" on the local multiple listing service (MLS), it will prevent them from completing any repairs that the buyer might request. Sellers can also believe the "AS-IS" statement protects them from l… Continue

Not every real estate agent works a deal the same way. That is why every seller should make sure they insist on seeing what is commonly called the "net" sheet. Formerly, this is the "Seller's Estimated Proceeds" worksheet. It is exactly what the title implies, an estimati… Continue

Ok, hopefully by now you have heard of Nia. I heard of it almost a year ago. After I tried it, I decided that I wanted to share it with everyone because it made me feel so happy.
I talk about it on my site and I blogged about it on my blog, but then I realized I haven't really told the people in the area that I am teaching in what it is.
So let me talk to you a bit about Nia. When I found it, I was looking for a different form of exercise that I could teach, but that would be somewhat "dancey"… Continue

There is a Home Show in San Jose March 13th, 14th, and 15th. With all that is going on with the economy, I was thinking that home improvements might be the way to go. According to the flier, you “can save thousands on your home improvement projects”. There are so many things that we homeowners can do to our homes. At the Home Show you can discover things that are big and small and they all can help with your goal. Some people just like to have a change, some people actually have a need for a cha… Continue

Walking down Lincoln shortly before 9am this morning, I met a cop who was finishing clearing an accident. Apparently someone had rammed into two of the concrete pylons on the curb at the corner of Lincoln and Brace between the Longs and the La Villa Parking lot. The pylons were sheared off and the car was totalled. Here's a quick video I grabbed with my iPhone on my way back about an hour later.

Many real estate agents will recommend that a seller obtain inspections on their home prior to listing the home for sale. "Why should I get an inspection? Once we know what needs to be repaired we will have to fix it." Well, that is one way to look at it. There are other things to think about. First, knowing the repairs ahead of time and completing them, places your home in the best possible position to earn top dollar. Well maintained homes are more likely to receive the higher price compared t… Continue

In February this year, as part of the economic stimulus bill that was introduced into law, the loan limits for government-backed mortgages were increased in high-cost housing areas of the country. This has had a huge impact in the Bay Area where house prices are the highest in the country. The new bill has allowed borrowers to benefit from lower interest rates from loans backed by financing companies Fannie Mae and Freddie Mac, and the FHA. The maximum for conforming loans was temporarily increa… Continue
